Home Remodeling Projects That Pay Back

Home

What are the costs involved when remodeling and what can you expect to recover when your home is sold?  Recouping your remodeling costs may be a goal when you sell your home, but not all improvemnets yield the same return.  Influencing factors include the current real estate maarket, type of improvement, total cost of the project and how much it is customized to your personal tastes.  Following is a list of the most popular remodeling projects, what they typically cost, and what you might expect to recoup when you sell your home

Project    Estimated  Cost  Approx % of Return
 Minor Kitchen Remodel  $2000-$8500  95%-104%
 Major Kitchen Remodel  $15,000-$25,000  95%
 Master Suite  $25,000-$30,000  90%-95%
 Family Room Addition  $20,000-$30,000  85%
 Second Story Addition  $50,000  85%
 Bathroom Addition  $10,000  98%
 Bathroom Remodel  $6,000-$8,500  77%
 Deck Addition  $6,000-$9,000  72%
 Replacing Windows  $6000  70%
 Exterior Remodel  $16,000  75%
 Sunroom Addition  $25,000  67%
Landscape Improvements $1,500-$15,000 30%-60%

One thing to watch out for when choosing to remodel your home...higher property taxes.  Tax assessors use home improvements to reassess a home's value.

Improvements that will likely boost your taxes:

  • Kitchen Remodel
  • Bathroom Remodel or Addition

Projects that shouldn't have an affect:

  • Interior or exterior cosmetic upgrades such as, painting, adding crown molding, or lawn or landscape work.

Once the tax bill comes in, make sure it is accurate. The tax assessor doesn't necessarily have the final say.  If you think the new valuation is too high, you may challenge the assessment.

The figures have been gathered from various remodeling companies, websites, and articles.  Remodeling costs and any possible recoupment will vary by contractor and quality of materials used.  All numbers are approximate.
